Frequently Asked Questions
Straight answers about pricing, scheduling, and how FCS runs your property.
Getting Started and Pricing
How do I get a quote?
Send the property address through the contact form or call (513) 887-7587. A site walk comes first, because accurate pricing needs eyes on the pavement, the square footage, and the trouble spots. The quote itself is free and comes in writing, with no obligation.
What should I have ready when I call?
Just the property address and a sense of what has been bothering you. The site walk fills in the rest.
Can I order a single service without a contract?
You do not need a contract. We quote and complete single projects, and a maintenance program is an option for recurring work, not a requirement.
How does pricing work?
We price from a site walk instead of a rate card. Property size, the services you pick, and how often crews visit set the number.
Scheduling and Service
When do your crews work?
Sweeping routes run overnight and in the early morning. Other work is scheduled after hours and phased around your tenants, and the office runs Monday through Friday, 8 AM to 5 PM.
Will the work get in the way of my tenants or customers?
Scheduling around your business is the core of how we operate. Sweeping and washing happen outside busy hours, and projects like striping are done in sections so most of the property stays usable.
What happens when it rains?
Striping, washing, and pavement repairs need dry pavement, so rain can move a visit to another day. Sweeping is less weather sensitive, and indoor work like painting and floor coating is not affected.
How do I know the work was actually done?
Service visits are documented, so there is a record behind the invoice. Our crews also report problems they find on the property, like dumping, damage, or hazards, so you hear about issues before they grow.
Company and Coverage
Are you licensed and insured?
Yes, and we can document it. Certificates of insurance for your vendor file are available on request, and the company is bonded. FCS also holds NAPSA membership and Sherwin-Williams Pro painting certification.
What types of properties do you serve?
Retail centers, industrial and distribution sites, apartment communities and HOAs, municipal facilities, and managed portfolios. Our industries pages explain how service runs for each property type.
What equipment do you use for sweeping?
Two kinds of machines, matched to the surface. Regenerative air trucks handle parking lots, and a mechanical broom sweeper handles streets and heavy debris. The parking lot and street sweeping pages cover both in detail.
Do you work outside Cincinnati, Dayton, and Northern Kentucky?
Our regular routes cover ten counties across Greater Cincinnati, the Dayton metro, and Northern Kentucky. If your property sits just outside those counties, call and ask. We will tell you whether it fits our routes.
