Industrial and Distribution Property Maintenance
Dependable exterior and facility care for warehouses, plants, and logistics sites, with documentation built for corporate review.
Property Maintenance for Industrial Sites, Not Machinery Service
To be clear about scope: FCS maintains the property, not the production line. We handle the truck courts, lots, docks, floors, and building surfaces that keep an industrial site safe, clean, and inspection ready, while your equipment vendors handle the machines.
Industrial customers measure that work differently than other property types. Corporate offices want documentation. Safety teams want compliance details. Operations wants vendors who work around production instead of interrupting it. Fitzwater Commercial Services serves warehouses, distribution centers, and manufacturing sites across Greater Cincinnati, the Dayton metro, and Northern Kentucky, and every visit is documented.
What an Industrial Maintenance Program Can Include
Exterior and facility work, built around the site:
- Truck court and lot sweeping on scheduled routes
- Dock apron, catch basin, and pavement repairs
- Epoxy floor coating for warehouse and production space
- Forklift lane and pedestrian striping to OSHA color conventions
- Exterior and interior painting around production windows
- Yard and gate area washing
- Surveillance trailers for yards and staging areas
- Handyman repairs for offices and common areas
Scheduled Around Shifts, Documented for Corporate Review
Your production schedule comes first, so we plan every job around it. Floor coating goes in over weekends and shutdown windows, phased to keep the facility running while sections cure. Striping and repairs get sequenced with your safety team. Sweeping runs when the trucks are not moving.
Documentation backs it all up: service records, photos of completed work, and honest condition reporting on pavement and floors that feed your capital planning instead of surprising it. Operators with more than one facility get the same standards at every site, with one vendor file instead of ten.
Industrial Corridors We Serve
Our service area covers the region’s logistics corridors: I-75 and I-275 in Greater Cincinnati, Vandalia, Moraine, and the airport corridor in the Dayton metro, and the CVG belt through Hebron and Burlington in Northern Kentucky. Each service area page covers its market: Cincinnati, Dayton, Northern Kentucky.
Industrial Maintenance Questions
Can you work around 24 hour operations?
Yes. We schedule by shift patterns and traffic windows, and phase floor and pavement work so sections cure while the rest of the facility keeps running.
What determines pricing for an industrial site?
The share of work that runs after hours is usually the biggest factor, followed by the size of the paved areas and the services in the program. We walk the site, talk with operations, and put the program in writing. Estimates are free.
Do you follow OSHA color conventions for floor markings?
Yes. Aisles, hazards, pedestrian lanes, and equipment zones get marked to OSHA color conventions, which keeps the facility consistent and inspection ready.
What documentation do you provide?
Service visit records, photos of completed work, and condition notes on pavement and floors. If your corporate office has a format, we work to it.
Can you handle heavy debris in truck courts?
Yes. Our regenerative air trucks handle routine sweeping and our mechanical broom sweeper handles gravel, spilled loads, and construction debris.
