Apartment Community and HOA Maintenance
Communities kept clean, safe, and board meeting ready, with residents undisturbed.
Maintenance for Apartment Communities, Condominiums, and HOAs
Commercial tenants complain to a property manager. Residents complain to each other, to the office, to the board, and to the review sites where your next prospect is reading. In a community, the condition of the pavement, walkways, and common areas is the daily evidence of whether the property is well run.
Fitzwater Commercial Services maintains apartment communities, condominium associations, and HOAs across Cincinnati, Dayton, and Northern Kentucky. Parking lot sweeping keeps drive lanes, guest parking, and dumpster areas clean. Striping keeps parking fair and fire lanes enforceable. Pressure washing keeps walkways and buildings presentable, and pavement repairs keep trip hazards from becoming injuries. Our mechanical street sweeper also serves HOA private streets on scheduled community sweeps.

Quiet Crews and Clear Communication With Residents
Crews working in a community follow different rules than crews on an empty lot. Work gets scheduled around quiet hours, parking impacts get announced with enough notice for residents to move vehicles, and residents get treated with the courtesy the community expects. Sweeping routes run at hours chosen to avoid disturbing residents, and project work like striping goes in phases with the schedule posted ahead of time so closed sections stay small.
Reporting Boards Can Work With
Boards need records as much as they need the work itself. They want to see what was done, what it cost, and what is coming, and our documented visits and condition reporting give management companies exactly that. Budget season gets easier when the pavement plan is already written.
Communities that want everything handled by a single company run it as a property maintenance program, which puts sweeping, washing, striping, and repairs on one schedule with one number to call.
Communities We Serve

Community Maintenance Questions
Can you work without disturbing residents?
Yes. Routes and projects are scheduled around quiet hours and announced in advance when they affect parking. Courtesy is part of the scope.
How is community maintenance priced?
The size of the community drives it most: lane miles, parking areas, and walkway footage, plus how often each needs attention. Boards and managers get the full program in writing, and estimates are free.
Do you provide board ready reporting?
Yes. Proposals, condition reports, and photos come in a form a management company can put straight in front of a board.
Can you sweep our private streets?
Yes. HOA street sweeping is a scheduled service through our mechanical street sweeping crew, covering curb lines and the seasonal debris that builds up on community streets.
How do you handle resident vehicles during striping?
With notice and sectioning. We stripe in phases and post the schedule ahead of time so closed sections stay small.
